Getting Ready to Sell Your House? Consider Garage Door Replacement

Garage door replacement might not be the first thing you think about when putting your house on the market. However, realtors say that it’s the largest moving part of a home and, if the garage door faces the street, it has a huge impact on curb appeal. If prospective buyers don’t like the view from the street, chances are they won’t waste time going inside.

In a study conducted by StrataMark – a full-service consumer research company – 300 realtors across America were asked if the appearance of a garage door affects the listing price of a property. Nearly all the realtors concurred that garage door replacement enhances curb appeal. Seventy-five percent of the agents said a new garage door adds value to a home. The realtors unanimously agreed that if a garage door is in bad condition (rotted or broken), home owners should be encouraged to replace it.

The realtors were also shown “before and after” pictures of homes with various garage doors, ranging in style and price from low-cost to high-end. They were asked to assign selling prices to each of the homes, taking into account that the only difference was the garage door. Based on the style of the door and how it fitted in with the overall architecture, the agents listed prices of up to 4% higher on the homes with new garage doors.

This doesn’t mean that you have to buy a designer garage door – a door that simply enhances overall appearance will do just fine. However, make sure that you choose a model that matches the price point of your home. This will ensure that you get the best return on your investment.
